CTParks are more than just office spaces – they are places where people, ideas, and innovations come together. Martina Bugárová, community manager for the office portfolio, and Stanislav Luska, community manager for industrial parks, share their experiences in building communities, the challenges they face, and the benefits for both companies and employees.

What does “community” mean at CTP?

„A community is not just about shared space, but primarily about collaboration, mutual support, inspiration, and sharing resources and capacities,” says Martina. For her, a community is a group where various organizations – from global corporations to small family businesses – meet, creating something larger together.

„Our community is unique because of its diversity. While that can sometimes be a challenge, it also creates space for complementarity and interdisciplinary cooperation. Companies can build clientele, share experiences, and innovate together. This requires listening and constant care,” Martina adds.

Stanislav emphasizes that industrial parks have their specific needs. “Employees in logistics companies with round-the-clock operations have different priorities than those in R&D centers. Nevertheless, we aim to build an environment that supports collaboration and long-term relationships.”

How do you build and develop the community in CTParks in Brno?
“Every community is different,” explains Martina. “Ours is very diverse, which requires balancing the needs and interests of its members. That’s why we listen and use design thinking to find tailor-made solutions.”

In addition to professional topics, we offer cultural and sports experiences that, in the era of hybrid teams, foster the cohesion of corporate cultures, loyalty to the company, and a human touch in a digitalized world. “I take care of the companies, connect them with stakeholders, seek synergies, and balance interests to benefit everyone. I communicate weekly with hundreds to thousands of people,” concludes Martina.

Stanislav stresses that industrial parks focus on flexibility. “We tailor services and activities to different work schedules. However, we still manage to create events that have deeper meaning – from charity tournaments to business meetings where clients share their best practices and experiences.”

“A community is not just about shared space, but primarily about collaboration, mutual support, inspiration, and sharing resources and capacities.”

Which initiatives have been the most successful?

“We organize a number of events, such as summer dances at Vlněna, which attracted up to 250 people,” says Martina. “Community breakfasts are also very popular, connecting people on a more personal level.”

Stanislav highlights sports tournaments with a charitable aspect. “These events not only strengthen teams but also help those in need, leaving a lasting impact on the community. What’s important is that the activities reflect the clients’ needs – whether it’s relaxation, networking, or supporting local organizations.”

Today, companies often approach us with ideas for joint initiatives.

What is the key to successfully building a community?

“Events bring authentic experiences and strengthen relationships, but the real foundation of a community is built when collaborating on specific projects. It really pays off to let companies influence and actively shape the community.”

Stanislav adds: “Effective communication and personal meetings are key to laying the groundwork for long-term relationships.”

“The key is to gain trust so that companies feel encouraged to try new things and collaborate. This requires a lot of daily communication, listening, connecting people, and helping to solve their challenges.”

What impact does building communities have on the business environment?
„Our parks function as cities of short distances,” says Martina. “Companies here have everything – daycare centers, restaurants, sports facilities, and healthcare. This saves employees time and improves their working environment.“

Stanislav emphasizes that charitable events bring not only local impact but also a sense of belonging. “Through these activities, our parks are becoming places where people enjoy spending time, strengthening not only their relationships but also business as a whole.”

Martina adds: “We teach companies to collaborate ad hoc across different industries that otherwise would never meet. This is a skill we need more than ever. We are experiencing the magic of mixing cultures and professions, as you might see in San Francisco, but unlike it, we have an advantage in Brno – our city is not artificially designed for fluctuation; people really live here and care about their surroundings. With growing deglobalization and climate fluctuations, a compact regional ecosystem will become even more important.”

We are creating a space where career and personal satisfaction go hand in hand
