Key Responsibilities
- Business Strategy:
Create and maintain a first-class office, warehouse, and parking environment where clients feel empowered to grow their businesses. You’ll work to ensure that the property meets the high standards expected by tenants, constantly looking for ways to enhance the property’s appeal and functionality in line with business growth strategies.
- Maintenance & Operations:
Develop comprehensive annual maintenance plans to ensure all equipment and building systems function smoothly and efficiently. You’ll manage budgets and negotiate contracts with service providers to optimize cost-efficiency and quality. Regularly monitor the performance of critical infrastructure, ensuring that the property is fully compliant with safety regulations and meets key performance indicators (KPIs). You will be the point of contact for any maintenance issues, responding to tenant requests promptly and coordinating emergency responses when necessary.
- Preventive Maintenance:
Proactively organize scheduled maintenance to prevent any disruption to operations. You’ll work closely with service providers to ensure building systems, from HVAC to elevators, are kept in top condition, preventing costly breakdowns and ensuring a safe environment for all tenants and visitors.
- Cleaning Management:
Prepare and execute annual cleaning plans and budgets to keep the property pristine. This includes negotiating contracts with cleaning companies, overseeing their performance, and introducing initiatives to minimize dirt and dust buildup. You will also work collaboratively with neighboring properties to maintain cleanliness in the surrounding areas.
- Engineering & Building Adjustments:
Provide expert advice to management and business development teams regarding infrastructure improvements, client-specific needs, and space adjustments. This includes preparing and overseeing requests for quotations (RFQs) for any building modifications, ensuring that all projects are completed on time and within budget. You will also manage the dashboard for the Building Management System (BMS) and Energy Management System (EMS), reporting energy usage and operational data to senior management.
- Leadership:
Lead and inspire a team of external contractors and in-house staff, setting clear performance objectives and fostering a collaborative and motivated work environment. You will regularly assess team performance, provide guidance, and ensure that high standards are maintained. This also includes ensuring that building services are uninterrupted and that your team remains committed to delivering top-tier service to tenants.
- TQM (Total Quality Management):
Adhere to CTP’s Total Quality Management policies and procedures, ensuring that all aspects of property management meet rigorous standards for safety, health, and environmental responsibility. You’ll also ensure that the property remains compliant with all local regulations, maintaining an environment that is both safe and comfortable for tenants.
Qualifications
- Education: Knowledge of civil engineering with expertise in mechanical and electrical systems.
- Experience: Minimum of 5 years’ experience managing multi-tenant properties (e.g., warehouses or shopping centers).
- Skills: Strong project management, fluency in English and Dutch, and willingness to troubleshoot outside of office hours.
