Smooth, steady growth for Mercata MV, boosted with last-mile location

Mercata VT is one of Serbia’s leading tobacco and FMCG distributors. With over 20 years of experience, the company has grown to employ 1,000+ people across four distribution centres in Serbia. CTP is proud to have helped this growth story, as we provided them with more space in one of the country’s best locations.   

In January 2021, Mercata became CTP’s client in a 14,000 sqm facility at CTPark Belgrade North. Due to the positive synergies between CTP’s real estate solution, their business’s success, and market demand,  Mercata VT needed more space. They took the opportunity to smoothly scale up their operations and shift their operations within Serbia’s growing capital city with us at CTPark Belgrade City, one of CTP’s flagship inner-city parks which is on track to being Serbia’s largest logistics hub.

Special Needs Seemless growth

Located in the capital’s largest municipality, New Belgrade, the park is less than 10km away from the city centre and only 10km from Belgrade Airport. This new location provided them:  

  • More efficient last-mile delivery management  
  • Reduced CO2 emission and fuel consumption  
  • Easier labour force access and commuting (including public transit accessibility)  

 

In January 2024 CTP delivered to Mercata VT 20,000 sqm of brand-new space, consisting of 18,000 sqm of warehouse space and around 2,000 sqm of office space. Our team completed construction in fast time and delivered customisations they needed, such as above standard ramp systems, temperature regime, pet food area and tobacco area and they we’re able to move in (one month) ahead of schedule.  

After just eight months, Mercata had an increase in demand from which resulted in leasing an additional 4,000 sqm within the same building, making them the sole tenant in the building with 25,000 sqm leased in total.
