From Vertical Farming to Fitness: CTPark Ostrava II Redefines the Industrial Park

Ostrava, 29 October 2026 – CTP, the largest European developer, owner, and operator of industrial and logistics properties, has developed its CTPark Ostrava II campus in the southern part of the city as a home to a diverse range of operations, making it a beacon of what modern industrial parks can offer. The 13,000 sqm complex incorporates a vertical farm that produces microgreens and a research and development facility for one of world’s largest technological conglomerates.

A 1,000 sqm vertical farm operated by Czech company Little Luko produces microgreens year-round at CTPark Ostrava II without chemicals, pesticides, or herbicides. The controlled indoor environment provides stable growing conditions throughout the year, with Little Luko supplying supermarkets nationwide.

Global engineering giant ABB, which also operates automation, software and AI development, the manufacturing of machining tools, and technical solutions and services centres in the city, uses its space at the CTPark Ostrava II for manufacturing and related activities, including all the individual phases from preparation to assembly, quality control, and packaging of finished products.

An indoor Padel Powers centre spanning around 3,000 sqm opened at the park in late summer 2026, including a bar, lounge, and spaces for private and corporate events. The 1,500 sqm Form Factory gym expands the park’s sports offering, with both facilities open to employees at the park and the general public.

Lucie Balunová, Manager of Form Factory at CTPark Ostrava II, says:

“We see CTPark Ostrava II as a location with immense potential. The concentration of companies in the immediate area means that many people spend a significant portion of their day there. By bringing the gym closer to the workplace, we want to make it easier for people to incorporate exercise into their daily routines and build healthy habits. It’s also a great way to reduce stress and recharge your batteries during your workday.”

An Industrial Park Designed for Its Surroundings

CTPark Ostrava II’s location also differentiates it from most industrial campuses as it neighbours residential areas. Therefore, the campus’s tenants and operations have been adapted to this reality, and there is no heavy manufacturing or large logistics operations. The park only offers light production, laboratories, showrooms, services, and retail spaces. The gym and padel facilities are used by both the employees working at the campus and the local residents.

CTP has also adapted CTPark Ostrava II’s architecture to its urban surroundings, adding a 480 sqm Thermowood façade to the completed part of the park. Designed by Studio acht, the façade gives the development a character distinct from traditional industrial parks while helping it blend with the surrounding urban architecture. The buildings are all BREEAM certified and equipped with solar power systems.

Vojtěch Peřka, Senior Business Developer at CTP in the Czech Republic, explains:

“Industrial parks are fundamentally changing. CTPark Ostrava II shows how traditional manufacturing and logistics can sit alongside agritech, services, and sports facilities. Its smaller scale allows for an unusual combination of uses, while its location next to residential areas means we also focus on providing value to the surrounding community.”

CTPark Ostrava II complements nearby CTPark Ostrava, one of the largest industrial parks in the Czech Republic, with more than 400,000 sqm of gross leasable area. Located approximately one kilometre apart, the two parks provide a broad range of industrial and commercial space in southern Ostrava, with direct access to the D1 motorway. Final units at CTPark Ostrava II, starting from 350 sqm, remain available.
