Czech Ostrava’s T-Park grows: CTP invests EUR 50 million in a multifunctional building to connect science, technology and business

Ostrava, 12. December 2024 – CTP, Europe’s largest listed developer, owner, and manager of industrial and logistics properties by gross lettable area (GLA), is launching a new ambitious project within its T-Park technology campus, located in Ostrava in the Czech Republic. The multifunctional T6 building will create a space that connects the scientific community, innovative start-ups, established companies and students, across a total area of approximately 30,000 sqm. The project, with an estimated investment of EUR 50 million, is due for completion at the end of 2027.

T-Park, which is managed by the Moravian-Silesian Innovation Centre Ostrava (MSIC), is already a recognised centre of technological research and development. A number of innovative companies such as Porsche Engineering or Invent Medical operate here. The new T6 building takes this potential even further. The building will combine key functions into one multifunctional space that offers five floors of modern and flexible space, including state-of-the-art offices, development labs, coworking zones, CTBoxes and prototype workshops. A café will be created on the ground floor of the building to serve not only tenants but also visitors to T-Park and contribute to the development of community life in the area. The project will also include dozens of fully equipped rental apartments and two underground floors with parking areas totaling 9,000 sqm, providing comfortable facilities for tenants and visitors.

Jakub Kodr, Head of Business Development CTP Czech Republic, said:

“The T6 project goes hand in hand with our strategy to build spaces that foster true collaboration between companies, research and talented professionals. Ostrava has long been a key region for us with exceptional innovation potential. Moreover, T-Park's close proximity to the VŠB-TUO campus naturally connects our tenants with those who bring new ideas and technologies. T6 brings a space that is not only about modern infrastructure, but above all about creating an ecosystem where ideas become reality.”

The T6 building stands out not only for its multifunctionality, but also for its design, which fits sensitively into the urban environment. At the interface with the family houses it will acquire a terraced character, while towards the VŠB-TUO campus it will reach its full height, ensuring maximum use of space. The ground floor of the building will serve a social function with a planned restaurant, café, nursery and co-working areas, while the upper floors will house development laboratories, office space, and shared laboratories to encourage collaboration between companies, researchers and students. This project adds another dimension to T-Park – modern facilities, community elements and space for intensive science, business and education networking. The T6 building is also an example of effective cooperation between the city, universities and private investors, while CTP continues to develop Ostrava as a major centre for research, development and innovation, where it already owns almost one million square metres of leasable space.

Prof. Ing. Igor Ivan, Ph.D., Vice-Rector for Strategy and Cooperation at VŠB-TUO, said:

“It is crucial for VŠB-TUO to have facilities close by that support technology transfer and create opportunities for our talent right on the doorstep of the university. This project strengthens not only our university, but also Ostrava's position as a centre of technological progress.”

Adéla Hradilová, chairwoman of the MSIC board of directors, said:

“Our common goal with CTP is to create an environment that connects research, development and business. The T6 building will be a vibrant place where scientific and commercial innovation meet. In addition, this project brings sustainable development to the region, which not only strengthens the economic, but also the social and educational aspects.”

The T6 project meets the highest standards of sustainability and emphasizes ESG principles. The building will be certified to the highest BREEAM standards and will include green roofs, rainwater harvesting systems and solar panels. The building interiors will be optimised for maximum energy efficiency. As part of the development, CTP has committed to, among other things, the construction of a surface road, as well as the preservation of the character of the open park towards the Poruba Forest Park.
