Technology Specialist Trumpf Huettinger to Occupy 25,000 sqm of Industrial Space at CTPark Warsaw East

Occupancy of CTP’s Kobylka warehouse now totals 80% with latest signing

Amsterdam, 24th July 2023 TRUMPF Huettinger, which specialises in the design and production of advanced industrial electronics, is opening its seventh building in the fourth location in the Warsaw metropolitan area. The company has leased nearly 25,400 square meters of production and warehouse space at CTPark Warsaw East in Kobyłka, owned by CTP, Europe’s largest listed developer, owner, and manager of industrial and logistics properties by gross lettable area (GLA). At its latest Polish facility, TRUMPF Huettinger will launch the largest production of control cabinets for the high-tech industry in Europe. Colliers, the advisory agency, facilitated the lease transaction of the CTPark Warsaw East building.

The latest signing of CTPark Warsaw East by TRUMPF Huettinger, the company’s fifth investment in the Masovia Province, takes occupancy of the Kobylka warehouse to 80%. TRUMPF Huettinger has taken a five year lease at CTPark Warsaw East comprising 21,100 sqm of production and warehouse space and a 4,300 sqm office module. The decision to open a new facility in Poland is a result of the company’s dynamic business growth in its current markets, particularly in the semiconductor and photovoltaic industries. In Kobyłka, TRUMPF Huettinger will manufacture control systems for the entire TRUMPF Group (including lasers, cutting machines, bending machines, and 3D printers), as well as control cabinets for the semiconductor industry on behalf of its customers. The distribution of these products, under the world factory model, will cover the entire world.

Paweł Ozimek, Managing Director at TRUMPF Huettinger in Poland, said:

“We are experiencing extremely dynamic growth. We are constantly acquiring new orders, and we forecast that the demand for our products will continue to increase in the coming years. To meet the growing demand, we are expanding our workforce and securing new production and warehouse space in Warsaw and its vicinity. The capital city is an excellent location for us due to the large pool of candidates for high-tech sector jobs. We chose the CTPark Warsaw East investment in Kobyłka because CTP understood our needs and had a business model with a long-term perspective. We also appreciated the range of modern, low-emission solutions.”

In the coming years, the company will focus on a strong business expansion in Poland, generating a significant increase in employment, including production workers, engineers, and research and development specialists. Over the next five years, the company plans to exceed 3,000 employees. This means a growth of over 100% compared to the current employee count, which has already doubled in the past two years.

The production and warehouse centre, where TRUMPF Huettinger will soon be moving, is located right next to a key regional route – the S8 highway. This is an important advantage in terms of efficient and effective logistics. Another strong aspect of the facility is its large space, which provides the manufacturer with opportunities for development, ensuring space for future, continuously growing demand.

Bogi Gabrovic, Deputy Country Head at CTP Poland, says:

“The location of production and logistics facilities has a direct impact on companies' operational efficiency, competitiveness, and transportation costs. After several years of hybrid work, there is also an employer branding factor – the comfort of employees has never been so important. That's why today we are not only talking about warehouses and goods consolidation but comprehensive business parks that fulfill corporate, environmental, and social functions.”

“Our investment programme in Poland, totalling €300 million for land acquisition and new projects over the next couple of years, focuses on areas that our clients need – providing infrastructure for sustainable growth and development of the service sector. For the past two years, we have been growing together with our client base, observing with great satisfaction the entry of new international brands – like TRUMPF Huettinger – launching new production branches in the country. For them, we complement our investments with additional formats that respond to the challenges of the labour market.

Located near Warsaw, CTPark Warsaw West will be the first facility in the country with Clubhaus – a shared space module for use by all tenants (including a medical centre, restaurant, coffee point, conference rooms, co-working spaces, etc.).”

In addition to its central location offering access to one of the country’s largest transportation hubs, CTPark Warsaw East will provide TRUMPF Huettinger with a range of solutions to support low carbon emissions. For example, in the first phase of the project, LED lighting, heat, and ventilation control technologies have been installed, and the roofs will be equipped with a photovoltaic system. The facility is also ready to plug in full automation of internal and external systems, ensuring long-term market competitiveness.

Martyna Bekulard, Senior Associate, Logistics and Industrial, Colliers says:

“In recent years, we have seen more developers and tenants investing in sustainable construction, with green solutions having the potential to reduce building maintenance costs by up to 50% and power consumption by up to 60%. The sustainable credentials and superb location of CTPark Warsaw East, in addition to the company’s flexible and creative long-term approach, makes it an excellent match for TRUMPF Huettinger’s period of dynamic growth.”
