CTPark Toruń: First building delivered

Developer CTP has completed the first phase of CTPark Toruń. A 26,857 sqm industrial and logistics hall has been delivered for use and is already partially leased. Its first tenant is a company operating in the sustainable energy solutions sector. Ultimately, the complex will consist of two buildings designed to meet the diverse needs of logistics and manufacturing tenants.

CTPark Toruń represents a new impulse for the economic development of the city and the entire Kuyavian-Pomeranian Voivodeship. The complex is being developed at 73 Maria Skłodowska-Curie Street in Toruń and marks another step in CTP’s expansion in Poland. The project broadens the offering of modern space available to local businesses while strengthening Toruń’s position on the investment map by attracting entrepreneurs from other markets. As a result, it supports job creation and enhances the city’s economic competitiveness.

“CTPark Toruń significantly increases the volume of modern space available to businesses in our city, responding to the specific needs of the local market,” spune Paweł Gulewski, Mayor of Toruń. “Flexible solutions combining warehouse, office and operational functions create a business-friendly environment, particularly for start-ups and small and medium-sized enterprises from Toruń and the region. This is an investment that strengthens local entrepreneurship and builds lasting foundations for the city’s economic development,” he adds.

As emphasized by Piotr Flugel, Managing Director at CTP Poland, “the park’s formula responds to the growing market demand for smaller, easily adaptable spaces in well-connected urban locations.” The complex has been designed as a modern urban logistics park with flexible leasing modules that combine warehouse, manufacturing, logistics and office functions, allowing companies to integrate key processes within a single location.

By diversifying space formats, CTPark Toruń can support the growth of SMEs and start-ups while also providing facilities for the distribution and warehousing activities of companies operating on an international scale. The development offers three types of space: CTBox (from 950 sq m), CTFlex (modules of approx. 1,300 sq m, designed for rapid adaptation for growing companies, including those in logistics, manufacturing and e-commerce), and CTSpace (warehouse centres with areas exceeding 3,500 sq m).

“The first building at CTPark Toruń has been completed, and we are already implementing the second phase of the investment. As a result, we will deliver a total of more than 46,600 sq m of modern space to the market. The second hall, with an area of nearly 19,700 sq m, is scheduled for delivery later this half-year. Strengthening our presence in the Kuyavian-Pomeranian region fits perfectly with CTP’s strategy of delivering scalable solutions where our clients’ businesses need them most,” explică Sandra Winiarska, Senior Business Developer at CTP Poland.

CTPark Toruń is located on a plot of over 14 hectares in one of the city’s best-connected areas, in close proximity to major transport arteries. The location provides tenants with quick access to the S10 expressway and the A1 motorway. The park is also situated within the Trans-European Transport Network (TEN-T), enabling efficient connections with key European markets, including Germany – one of Poland’s main trading partners. In line with EU objectives, the TEN-T network supports the efficient movement of people and goods, facilitates trade and economic growth, and strengthens EU cohesion by eliminating bottlenecks and missing links in the cross-border transport system.

During the investment process, CTP has been supported by the Business Support Centre in Toruń.

“Throughout the implementation of the CTPark Toruń investment, the Business Support Centre in Toruń acted as a partner, supporting the developer at every stage of the project,” emphasizes Łukasz Szarszewski, Director of the Business Support Centre in Toruń and Plenipotentiary of the Mayor of Toruń for Development and Business Support. “The Centre’s activities included, among others, coordinating formal procedures, cooperating with municipal units and providing advisory services regarding local business conditions, which enabled the smooth execution of the investment and its harmonious integration into the city’s economic landscape. The result of this cooperation is a modern and flexible space combining warehouse, office and operational functions, addressed to local SMEs and new investors. This model of cooperation genuinely strengthens Toruń’s investment offer, increases its economic attractiveness and supports the city’s long-term development,” he explains.
