历史
Military Site
The complex was established in the 1930s as part of a program to strengthen the defenses of the young Czechoslovakia. Following the occupation of the country by Nazi Germany, the barracks were seized by the German army and used as a support base for the Bory airfield—a site critical to Wehrmacht operations. After the liberation of Pilsen by the U.S. Army in 1945, the complex returned to the administration of the Czechoslovak military.
The Decline of Significance
In the post-war years, the Zátiší Barracks served for troop training and accommodation. After 1948, the management of the site reflected army centralization and heavy Soviet influence. However, during the Cold War, the importance of the complex gradually declined as units were relocated to more modern facilities. Following the restructuring of the military after 1989, the site was definitively abandoned. In the 1990s, the area turned into a neglected brownfield, with its buildings falling into disrepair due to a lack of systematic use.
New chapter
For a long time, the City of Pilsen sought a solution for the revitalization of this area; however, it was not until 2023 that a concrete transformation plan emerged, driven by the interest of developer CTP. The Zátiší Barracks, once a prominent military base and key air support hub, have thus entered a new chapter. In 2024, construction officially began on new, sustainable buildings that blend modern functionality with a focus on community and high environmental standards.
Phase 1
The first phase of development includes the completion of the initial block of buildings—BP27, BP28, and BP29—which form the foundation of the new mixed-use campus.
Phase 2
The second phase involves the completion of a further block of buildings, BP30 and BP31, which will expand the urban fabric and enhance the functionality and connectivity of the site.
A Vibrant Urban District and Its Completion
CTPark Plzeň Kasárny is transforming into a dynamic part of the city where business meets public life. It serves as an example of sophisticated brownfield regeneration that actively contributes to the development of Pilsen. The entire transformation and the vision for the site’s revitalization will culminate in the third phase with the construction of building BP32, marking the final formation of this modern, multi-functional complex.
