CTP accelerates growth in Italy: opens second office in Rome, focuses on Central-Southern Italy and announces six new projects

Milan, October 1st 2026 – CTP N.V. (“CTP”, “the Group” or “the Company”), Europe’s largest listed owner, developer and manager of logistics and industrial real estate by gross leasable area, continues to grow in Italy. A year after entering the Italian market, the Group is opening a second office in Rome and confirming its interest in Central-Southern Italy as a priority for future investment. In addition, it is announcing six new development projects across Northern and Central Italy, strengthening its presence in the country.

Central-Southern Italy is now the area on which CTP Italia intends to focus in order to increase its footprint across the country, also thanks to Italy’s strategic position along Mediterranean trade routes. The Group’s presence already extends as far as Bari: CTP is paying particular attention to Italian ports as strategic hubs and, should opportunities arise, does not rule out expanding to the islands as well.

This phase of expansion is accompanied by the growth of the Italian team, now made up of fourteen professionals, ten in the Milan office and four in the Rome office, with the goal of reaching twenty by 2027.

On the development front, CTP is expanding its pipeline with six new projects: five in Northern Italy (CTPark Alessandria, CTPark Novara Sant’Agabio, CTPark Padova Vescovana, CTPark and a new plot at Castel San Giovanni, an already operational logistics hub along the A21 motorway corridor) and CTPark Frosinone, in southern Lazio, further strengthening the Group’s presence in Central Italy. Deliveries are expected between the fourth quarter of 2027 and the third quarter of 2028. These new projects add to CTPark Padova Due Carrare, where construction will start in October 2026 and which will deliver 30,871 sqm of GLA in 2027.

CTP’s Italian portfolio today comprises 5 assets totalling 208,500 sqm of GLA: 94,700 sqm already operational (Pavia, Bari, Florence and Castel San Giovanni 02) and 113,800 sqm being delivered between late 2026 and early 2027 (Castel San Giovanni 01). Florence, in Central Italy, and Bari, in the South, confirm the Group’s growing footprint across the country, meeting demand from the fashion, agri-food, mechanical and aerospace sectors in these areas. The newly announced developments are part of the five-year, roughly €1 billion investment plan with which the Group entered the Italian market.

At Group level, CTP closed the first half of 2026 with Gross Rental Income of €413 million (+12.6% versus the first half of 2025), a 93% occupancy rate and liquidity of €2.1 billion, confirming the financial strength underpinning its expansion plan in Italy.
