Czech Biotech Brings Next-Generation Diabetes Technology to CTPark Prague North

Prague, 29 October 2026 — CTP, Europe’s largest listed developer, owner, and operator of industrial and logistics properties by gross leasable area (GLA), has signed a lease agreement with Czech biotech company XGLU for 3,000 sqm of space at CTPark Prague North. XGLU will use its new facility to complete development and launch mass production of its next generation of glucose monitoring devices for people with diabetes. The company’s move to CTPark Prague North comes ahead of its planned launch in the EU and developing markets, with a focus on markets where access to regular glycaemic monitoring is a major obstacle to care.

XGLU is developing a compact glucometer that combines several test strips, diagnostic electronics, a battery, and a display in a single device, giving users everything they need to measure their blood sugar without a separate meter or smartphone. Results from a single drop of blood are displayed on the device. A key feature is XGLU’s patented printed display, which contributes to the glucometer’s compact and cost-efficient design.

Designed to be compact, easy to use and affordable, the device aims to simplify regular glucose monitoring for people with diabetes in the European Union and developing markets, particularly where the cost of conventional meters and test strips can be a barrier to regular monitoring.

Michal Přib, CTP senior business developer, says:

“XGLU’s decision to locate at CTPark Prague North demonstrates the range of companies and operations the park can accommodate, from logistics to specialised technology and manufacturing. We’re pleased to provide the space and conditions XGLU needs as it develops an innovative Czech healthcare product with the potential to make glucose monitoring more accessible for people with diabetes.”

The new facility will bring XGLU’s development, production, and quality control activities together under one roof. It will include a 250 sqm cleanroom designed to meet ISO 7 standards for biosensor manufacturing, providing the controlled environment required to ensure cleanliness and consistent production processes. The project will further expand the range of development and manufacturing activities at CTPark Prague North.

Marek Novák, XGLU co-founder and CTO, says:

“Having completed the development of the individual components of our product, we are now focused on defining production processes and preparing for mass production. We needed a facility where we could combine development, production, and quality control while gradually increasing capacity. Our goal is to bring simple and affordable glucose monitoring devices to countries where regular diabetes care is inaccessible for many patients. The new facility at CTPark Prague North will help us create the conditions needed to achieve that.”

XGLU combines expertise in electronics, biochemistry, and materials technology and develops its own production equipment. As it prepares to launch mass production, the company is also taking the necessary steps toward obtaining the certifications and regulatory approvals required to bring its products to market. The new facility at CTPark Prague North is a significant milestone in XGLU’s transition from product development to mass production.

CTPark Prague North is a modern and sustainable industrial and technology park strategically located near Prague, with direct access to the D8 motorway to Dresden and the Prague Ring Road. All buildings are BREEAM certified and feature solar panels, rainwater retention systems, and EV charging stations. The park is also home to CTP’s Clubhaus community centre, which includes a café, a healthcare facility, and an amphitheatre.
