CTP to Develop New Mixed-Use Business Park in Recklinghausen at 65,000 sqm Urban Site

Wuppertal / Recklinghausen, 9 July 2026 – CTP, Europe’s largest listed owner, developer, and operator of logistics and industrial real estate by gross leasable area (GLA), will transform a former production site in Recklinghausen, Germany into a new, urban business park with a mix of A-class space to support a diverse range of activities. CTP purchased the 65,000 sqm site from Ball Beverage Packaging Recklinghausen GmbH, which used the location as a production facility for aluminium beverage cans before ceasing operations in August 2017.

CTP has over 20 years of experience transforming brownfield and disused industrial sites into modern business centres. These include CTPark Brno Líšeň and the Vlněna and Ponávka campuses in Brno, Czech Republic. Several brownfield projects are currently underway or planned in Germany, including in Wuppertal, Düsseldorf, Mülheim, Krefeld, Dortmund, Aachen, Weiden, and Dresden.

CTP’s newest park in Germany, CTPark Recklinghausen, will offer a variety of spaces for diverse operations, including light industrial, distribution and last-mile logistics, R&D, and business support. Building types ranging from 500 sqm to 30,000 sqm will include CTP’s multi-functional CTBox units designed for SMEs, with space for showrooms, warehousing, light industrial, and offices. Park plans also include onsite amenities and public spaces for the park community. CTP is working actively with the City of Recklinghausen prior to the demolition of the existing structures and expects the first new buildings to be delivered by mid-2028.

Axel Tschersich, Mayor of the City of Recklinghausen, says:

“With CTP's acquisition of the former Ball site and the planned investment, Recklinghausen has an opportunity to transform a long-established industrial location into a future-oriented business destination. We strongly welcome the site's redevelopment for new commercial uses and will continue to support the planning process in a constructive manner. Our shared objective is to create attractive conditions for businesses, strengthen local value creation, and open up new opportunities for employment and economic growth. Naturally, local residents will also be actively involved in the process. Transparency and public participation are particularly important to the city. Therefore, citizens and neighbouring residents will be invited to an onsite information event at the appropriate time to learn about the plans, ask questions, and exchange views.”

Timo Hielscher, Managing Director of CTP in Germany, adds:

“With the acquisition of the Recklinghausen site, we are securing a strategically located property with excellent transport connections in the heart of Germany's Ruhr region. By developing a modern, future-ready business park for industrial and commercial occupiers, we aim to generate new momentum for the local economy while providing companies with long-term growth opportunities. The entire transaction process was characterised by constructive and collaborative cooperation among all parties involved. Together, we have laid the foundation to give this historic industrial site a sustainable and future-oriented new purpose.”

CTPark Recklinghausen benefits from excellent infrastructure and connectivity in the northern Ruhr area, Germany’s industrial heartland that is emerging as a new hub for high-tech, clean-tech, and other advanced industries. Recklinghausen—a city with over 100,000 inhabitants—offers employers access to an available qualified workforce and strategic location in one of Germany’s most dynamic and diverse business areas. The city is home to the local faculty of Westphalian University of Applied Sciences and is 14 km from Ruhr University Bochum—one of Germany’s most prominent research universities, with the Essen Campus of the University of Duisburg-Essen roughly 20 km away.

The future park’s prime location near the A43-A2 motorway junction offers ideal access to this critical north-south axis—with fast connections north to Munster and Hamburg/Bremen and south to Wuppertal and Dusseldorf. In addition to easy vehicle access, the site offers direct access to public transportation via Recklinghausen Süd railway station, which is served by regional and suburban rail services as well as several bus routes, making it easy for employees to commute to work.
